The best method we have found is to remove all the sealant caulking around the frames and re-caulk them with a premium grade silicone or polyurethane. Old , cracking, damaged window caulking is the single most cause for a window to leak. When the window is installed, it is usually caulked by the window installation company and or by the painting company.
When the window installer caulk the window frames, it will usually get cover with stucco. Then the painters will paint the stucco before caulking the windows in. Many times we have seen that the caulking used around the windows is not a premium quality sealant. The sealant will break down and start to crack or detach all together. Once it is no longer bonded to the window frame, water slides in the front of the frame and into the wall.
If the exterior window caulking ever gets into this condition, it should be replaced immediately with a premium exterior grade polyurethane sealant. The existing caulking should be completely removed first, then all surfaces need to be wiped down with denatured alcohol. This solvent will remove all the old caulking residue and also prime the aluminum surface. This is the best method for the new caulking to adhere to the stucco and the window frame.
