Questions About Our Window Caulking Services:

Widow Caulking and Leak Detection Services

1As a Property manager, when should I have my client's windows re-caulked?
That is hard to say, If you send us some pictures of some windows that are in direct sunlight, we can review and schedule a more comprehensive inspection visit.
2Can I just caulk my own windows?
Sure you can, if you are a do-it-yourselfer. If you have a window that is leaking and you want to stop the leak, by all means. If you are looking for a professional job, peace of mind and do not have access to professional grade sealants, then give us a call. We guarantee our work for (3) years.
3We had a big rain storm last night and I have several windows that have leaks. Can you come out and seal them tomorrow?
The right answer is No. The old saying is "You find leaks when it rains, You repair them when you have Blue Skies" is the honest approach. Silicones and Polyurethanes do not adhere to wet surfaces. Stucco and trapped water takes about 48 hours to dry.
4Why do you offer a three year warranty when other companies only offer one year?
The reason we offer a 3 year warranty is because we remove all the old caulking first, we then prep the surfaces and use only premium grade silicones and polyurethanes. Our technicians tool the caulking in as specified by the sealant manufacturer's guidelines.
5Do you do caulking repairs on a high rise condominium?
We mainly work on residential homes and some condominiums. We only work on windows that can be reached with a ladder on a balcony. We do not take on jobs that require swing staging or high reach lift units.

I am sure there is dry rot somewhere in the frame. The ants have to be able to get into the window somewhere from the outside. Perimeter caulking should do the trick from them getting inside.

Maybe, if the wood where the hinges are attached is rotted out, there may not be much holding the sash in the frame when you open in. Schedule an inspection and we will determine what needs to be done

No. Sliding glass doors take on rain water then evacuate the water thru a weep system to drain. The water you see will drain out. Inspect the drywall and flooring to make sure the sill is draining and water is not getting in to your home.

Can be several things. Weep holes could be clogged with debris. Is the bottom sill track angled inward toward the house? Do you have tile installed higher than the sill track? These are what we discover when we encounter sliding glass doors that retain water.

You may have a leak in the frame joints. When the water gets in the crack, it stays wet. This is prime ground for algae to grow.
